From what I can decipher:

Tuned a whole step down (D)

Opening: Am, G, F, C x2 then G

First two verses: Am, G, F, C

Chorus - "oh sha la la": C, F, C, Am, G

Verse - "maybe time will tell you...": C, Am, F, C, G..."but I just won't be there to stand for it"..." Am, F, Am, F, G

Chorus

"here comes my man"...

C, G, F, G x4

ending on C

The way Brian plays it is with a capo on the 5th fret, which would be on the 3rd fret if you're in standard tuning. So it's the same thing, played as if it were in the key of G, so...

Intro: Em7, D, Cadd9, G
Verses: Em7, D, Cadd9, G
Chorus: G, Cadd9, G, Em7
Bridge thingy: G, Em7, Cadd9, D
End of bridge thingy: Em7, Cadd9 x2 then after the second time play D
Repeat chorus
Outro: Em7, D, C x4
G
Something like that. i did it from memory so I'm not sure if it's accurate. they both end up sounding pretty much the same, but I think he plays it that way because it makes it sound fuller and bigger. But in the making of video when he was playing the beginning on an acoustic he was playing it tuned down with C

Yeah I agree with a capo ends up a bigger sound, but technically the same chords, I guess it's down to personal preference how you might play it.

Does anyone know the opening riff to this off the top of their heads?

specifically in this acoustic version: https://www.youtube.com/watch?v=nzwzXXIDMhk

talking about what brian plays from 0:18 to about 0:28 before he goes into the chords

so far i got:

capo on 3rd
